at Covenant Roofing we have formulated a Roof
Waterproofing System that can outperform other systems
offered by our competitors. It is important to understand
what a Waterproof roof coating can and cannot do. Below is
a detailed description of our system and what it can do
for you.
Our Elastomeric Roof System
starts with a thorough cleaning of your existing roof
surface. We then apply a continuous coating of vinyl based
cement slurry. This slurry coat helps fill cracks and voids
in the existing roof surface. Once the slurry coat has
dried, we seal the surface with our acrylic sealer. We
then apply two coats of our Elastomeric sealer (available
in most colors) and a final Gloss Roof Paint to match. Our
most popular color is White due to the high reflectivity
and energy savings.
Why
Waterproof?
A properly applied roof
waterproof system can extend the serviceable life of an
existing roof system for many years. The expense is only a
fraction of what a new roof system would be. The two main
reasons given by Covenant Roofing customers are:
1. The need to extend the
life of the existing roof for a few years until resources
can be freed up to replace the entire roof system.
2. The need to match
existing roof surfaces which have an existing
waterproofing system installed.
Some
roofing contractors do only waterproofing.
A major problem has
developed in South Florida with some painting and roofing
contractors that sell a lifetime or 20 year guarantee with
their waterproofing system. Many times this system will be
a single coat of an inferior elastomeric coating with no
roof paint for UV protection. In a year or so, with
the system failing, the homeowner calls the contractor,
and if they are still in business, the contractor returns
and sells yet another re-coating of the surface for 50% of
the original price. The homeowner who has a legitimate
warrantee concern succumbs to the high pressure sales
tactics and will even think they are getting a good
deal.

Roofing is very realistic about our Elastomeric Systems
We have several hundred
Elastomeric roof systems applied in South Florida. Our
elastomeric roof system comes with a five year warrantee.
The average life expectancy of this system is approx. 7-10
years. If there is a problem under warrantee, we handle it
under warrantee. We can reapply the system and get another
5-7 years, but we do not recommend it. A roof system has
a serviceable life expectancy and should not be forced to
exceed that expectancy by more that 25%.
