Our maintenance program
is outlined below:
1. Conduct semi-annual roof inspections and provide semi-annual reports of roof inspections
2. Provide maintenance type repairs as needed, including labor and materials
for the following areas:
A. Remove heavy debris damaging roof membrane
B. Replace cracked sealant at roof scuppers
C. Remove debris in rain gutters as necessary
D. Reseal and fill pitch pans tapered to a crown
E. Replace cracked sealant at base of skylights
F. Replace sealant cracked at pipe/conduit flashing
penetrations
G. Trim overhanging tree growth on roof
H. Reseal flashings as necessary
I. Repair cracks in roof membrane and flashings
J. Reseal wall flashing as necessary
K. Reseal expansion joints
L. Inspect and schedule roof leak repair
M. Check condition of existing repaired areas
N. Apply U/V coating to all repairs as necessary
O. Clean and test all drain systems
P. Remove all roof debris
Q. Secure and seal sheet metal
R. Seal all open electrical
